Report: Mid-rise with sustainable design planned for East Fourth Street

The project will displace Texas Coffee Traders, which will relocate.

AUSTIN, Texas — A mid-rise office building with a sustainable design is coming to East Austin, according to a report from the Austin Business Journal (ABJ). 

The ABJ reports that Stream Realty Partners LP and global investment manager Barrings LLC are partnering to develop 1400 East, which will be located on one acre at 1400 E. Fourth Street, just west of the Plaza Saltillo train station.

According to the report, the six-story building will displace Texas Coffee Traders, which will relocate its café and repair department to 1138 Airport Blvd. in the next four to eight weeks. The company will move its roasting and production headquarters to an under-construction property at 5815 Wilcab Road in April.

The ABJ reports that 1400 East's developers are targeting a gold rating from the U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED) certification system. The LEED program recognizes buildings that improve efficiency, save money, lower carbon emissions and create healthier places for people.

While the building's sustainable elements are still being finalized, the ABJ reports that the design will be "biophilic," implementing spaces like parkland on the ground floor that will utilize reclaimed water and green space on all sides of the building.

The ABJ also reports that the building will include a café and a restaurant on the ground floor. Developers are reportedly talking to "a few groups" about a concept to serve breakfast, lunch, grab-and-go snacks and dinner every day.

The project does not have a general contractor attached at this time. Construction is expected to begin early next year and end in late 2024.
