New elementary school, more homes could be coming to Kyle

KYLE, Texas — Another major development could be coming to Kyle, according to a report from Community Impact. Representatives for Rastegar Property Management and Lionheart Places LLC presented their plans and renderings to the Kyle City Council on Sept. 21.

The 318-acre development would be located north of Waterleaf Park at 700 and 800 Bunton Lane. Hunter Floyd, the director of design and development for Rastegar, said the company purchased the plot there in 2019 and has been working slowly to ensure the development is well-planned.

According to Community Impact, most of the acreage will go toward building new housing, including traditional single-family homes, townhouses and apartments. A smaller portion of the land will go toward a development that will include retail, restaurants, communal outdoor spaces, an event pavilion and more. 

Eleven acres of the land have reportedly been set aside for a new elementary school. Lionheart Places' CEO and founder said the team has been working with an area school district for months to ensure the site is the right size and in a good location for the new school.

Community Impact reports that council members expressed appreciation and excitement for the project but also concerns about what effects it might have, including how the new elementary school will be funded given that the City held a bond election in November 2020 for land acquisition for parks. Floyd said there will be another bond election in the next year to provide funding for the school.

Other council members expressed concerns regarding the roads and traffic in that part of Kyle.

The council will continue to provide feedback to the project team and is set to hold another reading and public hearing for the development in the coming weeks.
