New mixed-used development aims to improve quality of life for residents in Kyle

City officials want the developer to look at reusable water options and shade for a dog park before moving forward.

KYLE, Texas — Developers hope to improve the quality of life for those living in Kyle with their latest project.

Austin-based developer Capella presented plans for "Project Two Step" to city leaders in Kyle earlier this week. They plan to create a 45-acre mixed-use development in the area along FM 150 near I-35.

According to documents, the development would include a hotel, amphitheater, dog park, pickleball court, and a pond for paddleboarding and kayaking.

The developers say they only want to lease spaces to tenants who will improve the quality of life for Kyle residents.

"We don't want national chains in there. We want it to be local as much as possible, and the idea of having it really quality controlled, and how we do this development is really important to us," Capella officials said during the meeting.

Kyle's leaders did not take action on the development but now want the developer to look into things like reusable water options and shade for the dog park. Meanwhile, Capella hopes to get more than $14 million in incentives for the project.

In the next few months, leaders will revisit the plan to talk about zoning and incentives.
