$2B mixed-use development coming near Apple campus, report says

The Austin Business Journal reported that the 156-acre project will be located off of SH 45 in Williamson County.

WILLIAMSON COUNTY, Texas — An Austin-based developer is set to bring a $2 billion-plus mixed-use development near the Apple campus along State Highway 45, according to a report from the Austin Business Journal (ABJ).

ABJ reported that Inspire Real Estate Development LLC, along with Williamson County and City of Austin officials, held a private groundbreaking on Jan. 28 for the Pearson Ranch development, located northeast of West Parmer Lane and SH 45. According to the report, the development is expected to function as an "entertainment and work hub," including a 48-acre corporate headquarters. The entire development will reportedly be 156 acres.

Tenants for the development have yet to be announced, according to ABJ. 

The Pearson Ranch development announcement is just the latest of many examples of a growing interest in northwest Austin property. ABJ reported significant progress in the construction of the nearby Apple campus last week. In December 2018, Apple announced its intent to build a $1 billion office campus in northwest Austin, nearly a mile away from its existing campus off of Parmer Lane. Apple officials said in April 2021 that the company expected to move employees into the space sometime in 2022.

The Pearson Ranch developers told ABJ they were drawn to the site because of its proximity to a number of tech employers, including Apple's new $1 billion campus.
